ONE REASON TO BUY A HOME IN CIBOLO TX!


The City of Cibolo Economic Development Corporation remained busy through 2014. Several projects are currently underway throughout the city and further growth is expected in the future. Construction of the new Wal-Mart Super Center began in late July of 2014 and it is expected to be completed by early fall 2015, just in time for the holiday season. Other retail development is taking place within the vicinity of Cibolo’s new Wal-Mart.



Cibolo Marketplace, a new 20,000 square foot retail center, broke ground in June 2014 and will host stores such as Dutch Boy Cleaners, Little Caesars Pizza, K Nails & Spa, Hair Salon and an Alamanza Family Eye Care. Others are expected to come by the end of the year. The Shops at Cibolo Bend will be breaking ground on their 50,000 square foot retail center project next month, with stores such as Petco, Dollar Tree, a nail salon, a full service bank, and restaurants to name a few. CVS Pharmacy is also building a new store in Cibolo, at the intersection of Main at FM 1103. Building plans for this new pharmacy have been submitted, with construction expected to start within the next few months. These new retail developments, around the FM 1103 and Main Street intersection, will provide several new dining and retail options for residents. We are also excited to announce that HEB will be building in Cibolo. They will introduce a 70,000 square foot, full service grocery store. In addition, this project will add 25,000 square feet in retail and other services. HEB is scheduled to start activity in 2016. The Economic Development Corporation was also able to recruit new jobs to the city with growth in our industrial area. New industry includes companies such as Total Safety, an oil & gas safety equipment company, O G Supply, a manufacturing company, Seat Craft a home theater seating manufacturer, and Pack Pro of Texas, which supports custom packaging & shipping for industrial users.

Surge in Pending Sales Indicates a Steady Spring Market on the Horizon
San Antonio – The housing boom in San Antonio continued in February, with the month reporting a 14 percent yearover-year increase in sales for a total of 1,724 homes sold according to the February 2015 Multiple Listing Service report by the San Antonio Board of REALTORS® (SABOR). Months of inventory, the estimated time it would take to sell the current housing supply, remained low with just 3.6 months. Days on market dipped down to 74 days while price per square foot edged up five percent to $101. The month ended with 1,881 sales still pending, a 21.5 percent increase from 2014 and a strong lead into March.
 
“We continue to see unprecedented growth in the San Antonio housing market in just about every area,” said Mary Ann Jeffers, SABOR’s 2015 Chairman of the Board. “Nationally, improved buyer demand at the beginning of 2015 pushed pending home sales in January up and buyers closed on homes at a swift pace despite tight inventory.”
 
According to the National Association of REALTORS®, total existing-homes sales in 2015 are forecast to be around 5.26 million, an increase of 6.4 percent from 2014. The national median existing-home price for all of this year is expected to have an increase near five percent. 
 
Low interest rates as well as growth in jobs and income continue to play a role in San Antonio’s housing market boom. According to the recently released 2014 Profile of Texas Homebuyers and Sellers by the Texas Association of REALTORS®, the median household income among homebuyers in Texas increased 5.9 percent year-over-year. This is more than four times the increase in median household income among homebuyers nationally.  

Locally, this increase in household income is likely a contributing factor to the shift towards more sales of homes priced in the mid-range ($200,000 - $500,000). Homes sold in this range grew seven percent from last year and made up 40.7 percent of February’s sales. Homes priced under $200,000 made up 55.6 percent of the market and homes priced over $500,000 accounted for 3.5 percent of the homes sold.

“An increase in income is a great asset for buyers who are looking to get pre-qualified for a mortgage and calculating their ability to afford the costs of homeownership,” said Angela Shields, SABOR’s President and CEO. “With people steadily moving into the city for jobs, including our military and medical personnel, there is always a market for both buyers and sellers at many different price points.”

For the record, my parents Willie & Bettye Alexander are the world’s best parents, hands down no doubt about it. I am number 4 out of 5 but we all feel like number 1. There were not a lot of lectures about hard work or doing the right thing, we are from the Show-Me-State, they just did it! When it came to buying our first house, they should have hired some help!

It was the summer of '84, my parents hit us with the big news. They bought a house! We were all excited, and in love with our new home before we even laid eyes on it. I was thankful for the 1 Bed/1 Bath that we lived in, however, it was time to live the American Dream. My parents would take the master bedroom, my oldest sister would get her own room (she actually helped with bills), my baby sister would get a room, and the boys were excited about not sleeping in the "dining room". 
We pulled up to was a 2 Bedroom 2 Bathroom 1025 Square foot home with a finished basement. It was everything that I dreamed it would be. The entire basement belonged to me and my two brothers. We even got bunk beds, I had the bottom bunk! Everything was perfect so we thought. 

See, my folks didn’t use a real estate agent. As a result, the importance of a home inspection was not stressed to them. Things started falling apart after the first night there. We had no recourse or no one to turn to for help. I wonder if home warranties existed back then?

Our doorknobs fell off, faucet handles broke, mirrors fell from the walls, cracks here and there, etc. When the fall/winter rolled around my oldest sister found out that her huge add-on room was as cold as a refrigerator. I was home alone when the entire chimney fell off of the house onto the driveway. Chimney's don't just fall after years of functioning properly, no...It was pushed off by the roof! Our dream was crumbling. 

After repairs began and our roof was torn off of the house, we ran into an insurance problem. We would give directions to our house by saying "yeah make a right then keep straight until you see the house on the left missing the entire roof. Yes, the one with the blue tarp tied to it."

This went on for months before it was finally repaired.  This happened to my family, let me help ensure that it never happens to yours. If you are buying, selling, or even thinking about it call me!

Are You Ready for Some Football?

It's football season! My weekend started off watching my oldest son Justin and the Randolph Ro-Hawks vs. Dilley. If you ask me it was a very good game, ask anyone from Dilley they may not agree. We won 49 - 6! Justin scored a rushing TD and played QB in the second half.

The transformation of my young man is very noticeable.  He is more mature mentally and physically, his coaches must have noticed also because of his expanded role. He played with poise & control like never before. He left it all out on the field.  I look forward to putting the mini-van on the road this season, because I don't want to miss any games this (his senior) year. Class of 2015! 

Justin is not the only one that had to suit up this weekend, Jordan (8yrs old) & Jayden (5yrs old) played Saturday. My BVYA Buffaloes faced the North West San Antonio Raiders.  My boys came out on the short end of a good ole Pop Warner beat down, but they look really cute in their uniforms. Despite the loss, they had positive attitudes after their games.  I'm really proud of them, they played with heart and did not give up...that is a victory in itself.
